This lovely house is a three bedroom detached family home located on a corner plot approached via a pathway to the front door with a fore garden surrounded by rail boundary with mature hedging, with a gate to the rear garden near to the off road parking and detached garage.
The hallway has a handy store cupboard, stairs to the first floor, door to the lounge, guest W.C and the stand out feature kitchen dining room. The kitchen is modern, well presented, has french doors over looking the garden and is adjacent to the very practical utility room. The rear garden is mostly laid to lawn with a paved patio area. The first floor has a master bedroom with en-suite and fitted wardrobes, two further bedrooms and a house bathroom, Fitted kitchen dining room, private car park in front of the garage and off road parking

This sub-lease agreement is between “the Host”, (the property owner / his/her representative (Lessor) and “the Guest” (Lead Guest/your booking party) or (Tenant). The tenant hereby offers to lease from the lessor, a furnished accommodation/apartment. The tenant hereby offers to acquire from lessor the premises on the terms and subject to the conditions as set out below in this agreement.
1. The lease will be effective from the dates as agreed between the lessor and the tenant.
2. The tenant will pay to the said lessor the rent for the entire period in advance. Moreover, if a refundable (less any damages, if any) deposit has been taken from the guest, this will be refunded within one week of vacating the premises.
3. The tenant further agrees that the accommodation/apartment will be used for residential purpose only.
4. The tenant and the lessor agree that in case of any damage to the furniture during the tenancy, the tenant will replace the same. The tenant also agrees that any loss cause to the building or the apartment due to his/her negligence will be fully compensated.
5. Smoking is not allowed in the units. A penalty commensurate with the damages made will be charged in case of a violation. Similarly, an applicable penalty charge will apply for any extra ordinary damage or mess left in the property after check out.
6. The tenant agrees to abide by the rules and regulations of the apartment building. The tenant agrees that in case of any damage to the apartment, premises, the tenant will be liable to pay for the damages. The tenant is also responsible for returning the keys where specified to the designated keylock at departure. The tenant agrees that the building management/security/maintenance contractor working for the Host may enter the apartment/accommodation in case of emergency without seeking the tenant’s permission.
7. The tenant agrees to allow any officer or staff/Contractor of the Host at reasonable times to enter the premises for inspection. Adequate notice shall be provided to the tenant before visiting the premises for inspection.
8. The tenant agrees that the Host or any of its agents will not be responsible for any damages which may include theft, fire, personal injury, death or any other damage to the vehicle and personal belongings of the guests and their visitors. It is the responsibility of the tenant to ensure that they have adequate and relevant insurance coverage before occupancy. The tenant will also insure that their vehicles are comprehensively insured.
9. The guests agree that no illegal activity, party, unusual gathering and disturbance takes place at the premises provided by the Host.
10. The tenant also gives permission for the housing keeping staff and agents of the Host to enter the premises for the purpose of housekeeping if requested or required.
11. The tenant also agrees that no illegal activity will take place in the premises.
12. The tenant also agrees that the Host reserves to change the pricing if the tenant request for an extension beyond the original booking.
13. The tenant agrees that there will be no disturbance to the neighbours.
Additional Terms of Booking
By placing a booking with us (the Lessor/Host, property owner / Online Travel Agency), you (the lead guest) and your booking party shall abide by the subsequent conditions as set-out below. If you have any questions about your booking, please kindly contact us before making your booking.
Booking Process
To place a booking with us, the guest must be at least 16 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the online booking website . Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third-party visitors are only allowed access at our express permission.
To secure any booking, payment must be made online using debit / credit card as well as by digital bank transfer.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Check-in & Check-out
Guests must check-in and check-out by the times stated below;
Check-in by: 4:00pm and before 10:00pm on day of arrival
Check-out by: 11:00am on day of departure
Cancellation, Returned Deposit & Non-Arrival Conditions
Guest who need to cancel a booking should contact us as soon as possible. Payments already made are only returned in accordance with the cancellation policy below;
Cancellation made 7 days or more in advance of arrival date = Full deposit refund
Cancellation made less than 7 days of arrival date = No refund issued, full amount of booking due
Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge of £20 per key lost.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is only allowed in designated areas as sign posted throughout the accommodation grounds and is in accordance with the Health Act 2006.
Pets & Service Dogs
We do accept pets in the accommodation provided they are well trained. We accept well behaved dogs for the additional fee of £30 per dog, to a maximum of 2 dogs. / We are a dog friendly accommodation and accept dogs to a maximum of 2 dogs.
Parking
Where on-site parking is provided guests accept that they park their vehicles at their own risk.
Your Personal Details & Privacy
You accept that any entries you make to an on-site guest book, if available, will not contain personal information or details you would not want disclosed. Any entries containing personal details that may fall into the DPA and GDPR may be removed and destroyed.
Our Right to Cancellation
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
BY AGREEING TO THIS SUB LEASE AGREEMENT, THE TENANT/GUEST AGREES TO BE BOUND BY ALL OF THE TERMS AND CONDITIONS AND AGREES THAT THESE TERMS CONSTITUTE A BINDING CONTRACT BETWEEN THE TENANT/GUEST AND LESSOR/HOST
